Tip: while this team's proposal is very well presented, we would not recommend that you propose a specific equity offer and valuation at such an early stage in a venture (e.g. £450k for 20%). This may immediately prompt the investor to question your valuation and lead the conversation away from your real objective, which is to raise their interest in considering an investment. 

A better approach is to explain that the venture will need to raise a certain amount of cash from a certain type of investor, over a certain period of time, for a negotiable equity stake. This leaves many possibilities open and will allow the conversation to continue, if the investor is interested.
